1. Who we are

2. Our services
We offer three planning and design services sold as one-time payments:
- Essential — £49. One tailored Design Direction, one Before/After visual, Material Moodboard, indicative construction cost range, initial feasibility review and recommended next steps.
- Signature — £249. Two distinct Design Directions developed into approximately four visuals, Simple Layout Sketch, Material Specification, refined construction cost range, contractor-reviewed feasibility and one consolidated revision round.
- Build Preparation — £699. Two Design Directions developed into approximately five to six visuals, Dimensioned Concept Plan, Detailed Material Schedule, detailed pre-build cost estimate, Site Assessment included, site-verified feasibility review, two revision rounds and Scope of Works.
An optional On-Site Assessment (£149) may be added to Essential or Signature. It is included at no extra charge in Build Preparation.
Design and planning services and construction services are separate. Unless expressly included in a signed build quotation from Teera, no construction work is included in any of the above services.
3. Build Preparation — what is not included
Build Preparation is a design and planning service. It does not automatically include:
- Full construction drawings or technical CAD drawings
- Structural engineering or structural calculations
- Specialist drainage design or drainage calculations
- Electrical design or certification
- Planning application drawings or submissions
- Building regulations drawings or applications
- Topographical survey
- Soil investigation or ground condition reports
- Statutory approvals of any kind
- Specialist consultant reports
These may be required separately depending on your project. We will flag any known requirements during our review.
4. Teera Build
Teera Build is a construction support service available separately by enquiry. It is not included in any planning package and is not automatically available. A separate agreement is required. Build quotations are prepared separately and confirmed in writing.
5. Planning fee credit toward Teera Build
Where a customer proceeds to a Teera Build contract after completing a Teera planning service, the following credit may apply:
- Essential (£49): no build credit.
- Signature (£249): the full £249 planning fee may be credited toward a Teera Build contract with a contract value of £10,000 or more.
- Build Preparation (£699): the full £699 planning fee may be credited toward a Teera Build contract with a contract value of £25,000 or more.
Conditions applying to any build credit:
- Applies to Teera Build only. It does not apply if the customer uses their own contractor.
- The Teera Build contract must be agreed within 6 months of completion of the relevant Teera Design Service.
- Credit is applied against the Teera Build contract. It has no cash value and is not a cash refund.
- Credits cannot be combined. Only one planning-fee credit may apply to a single Teera Build contract.
6. Cost estimates
Any construction cost range or estimate provided as part of a planning service is indicative only. It is not a construction quotation and does not represent a guaranteed or fixed build cost. Costs are subject to site conditions, ground conditions, access, contractor pricing and other factors that can only be confirmed after a full site survey and formal quotation process.
7. Using your design with your own contractor
You are free to use your Teera design pack with a contractor of your choice. Your appointed contractor must independently verify site conditions, dimensions, quantities, levels, access and any specialist or statutory requirements before pricing, ordering or commencing construction.
Teera does not guarantee a third-party contractor's price, programme, workmanship, regulatory compliance or performance. These terms do not limit Teera's own responsibility for performing its design services with reasonable care and skill.
8. Payment
Planning services are paid in full before work begins. Payment is processed securely by Stripe. The amount payable is displayed clearly before you confirm payment.
Teera is not currently VAT registered. No VAT is charged.
9. Cancellation and refund rights
Your rights as a consumer are explained in full in the Cancellation & Refund Policy. A summary:
- As a consumer purchasing an online service contract, you normally have a 14-day right to cancel.
- If you expressly request Teera to begin work during that period and Teera does so, you may still cancel before the service is fully performed, but Teera may retain a proportionate amount for work already supplied.
- Once the service has been fully performed at your express request, the statutory cancellation right ends.
These rights are in addition to, and do not replace, any other statutory consumer rights you have — including your right to remedies where a service is not supplied with reasonable care and skill or does not match what was agreed.
10. Revisions
Included revision rounds are:
- Essential: no included revision round.
- Signature: one consolidated revision round.
- Build Preparation: two consolidated revision rounds.
A revision round allows you to provide one set of consolidated comments on the delivered work. It is not a replacement for statutory remedies where Teera has failed to perform the service with reasonable care and skill.
11. Delivery and timelines
Indicative delivery timelines are shown on our website and in your project dashboard. These are estimates based on current workload. They do not constitute a contractual delivery commitment unless agreed in writing separately.
12. Intellectual property
On full payment, Teera grants you a non-exclusive licence to use the delivered design materials for your own residential project. Teera retains ownership of the design work and may use non-identifying images of completed projects in its portfolio and marketing unless you notify us otherwise.
13. Limitation of liability
Nothing in these terms limits or excludes liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for any liability that cannot lawfully be excluded or limited under the Consumer Rights Act 2015 or other applicable legislation.
Subject to the above, Teera's liability for any single claim arising from a planning service is limited to the amount you paid for that service.
14. Privacy
We handle your personal information in accordance with our Privacy Policy. When you accept these terms, we store a record of your acceptance, including a timestamp and the version of these terms, to fulfil our legal compliance obligations. This is explained in the Privacy Policy.
15. Governing law
These terms are governed by the laws of England and Wales. Any dispute will be subject to the exclusive jurisdiction of the courts of England and Wales.
